Al Marjan Island · Ras Al Khaimah Sea on every side.

Most people I show around Al Marjan Island are buying a weekend home or a holiday rental. Here are the honest numbers, what is built and what is still coming, and what daily life looks like between the beach and the causeway.

Al Marjan Island in short

Al Marjan Island is a man-made group of four islands off the coast of Ras Al Khaimah, joined to the mainland by a causeway, with about 7.8 km of sandy beach. It is freehold, mostly apartments and resort hotels, and it is where the Wynn Al Marjan Island resort opens in September 2027.

The four islands are Breeze, Treasure, Dream and View, laid out in the shape of coral. Marjan, the emirate's master developer, started reclaiming the land in 2004, and the island opened in 2013. Today it has the highest price per square foot in Ras Al Khaimah.

Alana's view

A day on Al Marjan Island

Drive over the causeway once at sunset and you will understand why people from Dubai buy here for their weekends.

The island wakes up slowly. Early on, it is runners and cyclists on the corniche path and a few swimmers in flat water. By ten the beach clubs open and the hotel guests come down.

I tell buyers to picture their own weekend: Friday evening drive up from Dubai, a swim before breakfast, lunch on a terrace, nothing to organise. That is what the island does best, and it is also what your holiday guests will pay for.

I also tell them what it is not. There is no school on the island and no big supermarket, so families who live here full time drive to Al Hamra for the weekly shop. And there are cranes: a lot of the island is still being built.

Questions people ask me

Before you message me

The questions I hear most from buyers, tenants and owners. If yours isn't here, ask me directly.

Ask me on WhatsApp
  1. Is Al Marjan Island a good investment?

It can be, if you buy for the right reasons. Al Marjan Island has the highest price per square foot in Ras Al Khaimah and Wynn Al Marjan Island opens there in September 2027, but apartment prices barely moved in the year to September 2026 and rents fell about 9%. The building, the view and how you plan to rent it out decide whether the numbers work.

  2. When does Wynn Al Marjan Island open?

Wynn Resorts confirmed in August 2026 that Wynn Al Marjan Island will open in September 2027, all at once rather than in phases. The resort has 1,530 rooms and suites, 22 restaurants and bars, and a theatre.

  3. Can I rent out my Al Marjan Island apartment as a holiday home?

Yes, with a holiday home permit from the Ras Al Khaimah Tourism Development Authority (RAKTDA). You register online, the home passes a safety inspection, and you collect a small tourism fee per occupied night. Some buildings add their own rules, so I check those for you before you buy.

  4. Can you live on Al Marjan Island all year?

Yes, people do, but plan for it. There is no school and no large supermarket on the island, so families drive about 10 minutes to Al Hamra for both. In return you get the beach, the corniche path and hotels on your doorstep.

  5. How much does an apartment on Al Marjan Island cost?

Apartments on Al Marjan Island asked about AED 2,600 per square foot on average in September 2026, according to Bayut. Ready homes in older buildings such as Pacific and Bab Al Bahr usually cost less per square foot than new launches.

  6. Should I buy ready or off-plan on Al Marjan Island?

Buy ready if you want to use the home or earn rent now and see exactly what you get. Buy off-plan if you are happy to wait: most current launches hand over in 2028, with payment plans such as 60/40 or 70/30. Handover dates can slip, so I read the payment schedule and the handover clause with you.

  7. Does a home on Al Marjan Island qualify for a Golden Visa?

A property worth at least AED 2 million, ready or off-plan from an approved developer, can qualify its owner for the UAE's 10 year Golden Visa, and several properties can be combined. Many apartments on the island pass that value. The immigration authorities make the final decision.
