Who is responsible
This website belongs to Alana Annear, a real estate agent with Hunt and Harris Real Estate, UG-01 Amenity Centre, Al Hamra Industrial Zone FZ, Ras Al Khaimah, United Arab Emirates. I am responsible for the personal data this site handles.

What I collect, and what I don't
The WhatsApp form. The form on the Contact page only builds your message inside your browser. Nothing you type is sent to this website or stored here. When you press send in WhatsApp, the message reaches me through WhatsApp, which Meta runs under its own privacy policy.
When we talk. I use what you tell me (your name, number and what you are looking for) to help you buy, rent or sell a home. If you go ahead with a viewing, an offer or a tenancy, I share what the process needs with Hunt and Harris Real Estate, my brokerage, and with the other side of the deal, such as the owner, developer, landlord, bank or the authorities.
Visit statistics, only with your consent. If you press Accept in the cookie banner, this site loads Google Analytics 4, which counts page views and which buttons people use, such as WhatsApp. It sets the cookies listed below. Google Analytics 4 does not log or store IP addresses. If you press Decline, or choose nothing, Google Analytics does not load at all.
The film on the Why Ras Al Khaimah page. The video at the top of that page plays automatically, without sound, from youtube-nocookie.com. When it loads, Google receives your IP address and basic device information. YouTube may store information in your browser while a video plays. Other videos on this site load only when you press play.
Server logs. Like every website, the server records the IP address, date and time, page requested and browser type of each visit, to keep the site secure and fix errors. These logs are kept for a short period and then deleted.
What this site does not do. No advertising cookies, no tracking pixels, no newsletter lists and no profiles. The fonts are hosted on this site, so loading a page does not contact Google Fonts.
Cookies
This site sets one cookie of its own, to remember your choice in the banner. Google Analytics sets two more, and only after you press Accept. You can change your choice at any time under Cookie settings at the bottom of every page; choosing Decline removes the analytics cookies.

Why I am allowed to use your data
Under the GDPR: your consent for visit statistics (Article 6(1)(a)); steps you ask for before a contract, and the contract itself, when you enquire about a home (Article 6(1)(b)); and my legitimate interest in a secure, working website and in showing my own video, for server logs and the film (Article 6(1)(f)).
In the UAE, I handle personal data in line with the Personal Data Protection Law, Federal Decree-Law No. 45 of 2021. In Switzerland, the Federal Act on Data Protection applies.
Where your data goes
Google (Analytics and YouTube) and Meta (WhatsApp) may process data in the United States and other countries. Both rely on the EU-U.S. Data Privacy Framework and standard contractual clauses for transfers from Europe.
How long I keep it
Visit statistics: Google Analytics keeps them for 14 months. Your cookie choice: 180 days. WhatsApp conversations: while we work together, and afterwards only as long as the records of a transaction or the law require. Ask me to delete a conversation at any time and I will, unless the law says I must keep it.
Your rights
You can ask to see the data I hold about you, correct it, delete it, limit how I use it, object to its use, or receive it in a portable format. You can withdraw your consent to visit statistics at any time under Cookie settings. I reply within one month.
You can also complain to a data protection authority: in Germany, the authority of your federal state; in Austria, the Datenschutzbehörde; in Switzerland, the Federal Data Protection and Information Commissioner (FDPIC); in the UAE, the UAE Data Office.
